Collaborating with the City, State to Redevelop a Brownfield Site
Working with the city of Maple Grove, Minnesota, and state agencies we transformed a contaminated site into a functional, job- and tax-generating industrial facility.

We've had a long-term relationship with the city of Maple Grove, Minn., a suburban community on the northwest side of the Twin Cities. Most significantly, we developed, designed and built Arbor Lakes Lifestyle Center, a three-phase collection of stores, restaurants and hotels, totaling over one million square feet
Completed in July 2020, Arbor Lakes Corporate Center is our latest work in the community. The corporate center is a 204,120-square-foot, speculative industrial building developed in collaboration with Inland Development Partners.
The site of a former landfill, the city owned the land and wanted it redeveloped. Due to its former use, it was significantly contaminated with known and unknown materials. We undertook the risk of cleanup and development that was a collaborative effort with environmental cleanup grants and tax increment financing from the City of Maple Grove. Our environmental risk experts worked with the city and state agencies to safely remove all necessary material to address the challenging environmental circumstances and set the conditions to turn this property into a job creating opportunity. In total, 183,000 tons of debris were removed from the site.
What was once a heavily-contaminated, unusable property is now a job-creating facility that will generate tax revenue for the city for many years. The building's tenants will bring around 300 jobs to the community of over 70,000 residents. AbelConn Electronics signed a lease for 110,000 square feet, bringing high-paying manufacturing jobs into the community. Maintenance Supply Headquarters signed a lease for 80,000 square feet and will support the logical supply for contracts working in the greater Twin Cities Metro. There remains strong activity on the remaining vacancy with an anticipated announcement of the final tenant in the near future.
