The Opus Group (Opus) today announced the start of construction on an 83,000-square-foot speculative industrial development in Waterloo, Iowa. Opus is constructing the building for PMW Companies, LLC, a commercial real estate development firm based in North Liberty, Iowa.
Cedar Valley Crossing Industrial is located at 3460 Marnie Ave., a six-acre site in Waterloo approximately two hours northeast of Des Moines, Iowa. The site provides excellent access from Highways 20 and 63. The building can accommodate light industrial tenants, including warehouse, distribution and office use.
“Opus is excited to work with PMW Companies and help meet the demand for industrial space in the Waterloo-Cedar Falls area," said Dan Schwab, project manager at Opus.
“We chose to work with Opus because of their track record in industrial construction, their early commitment to pricing and an early delivery date due to the benefits of their design-build model," said Mike Macri, III, principal of PMW Companies.
The development will feature 28-foot clear height, nine dock doors expandable up to 25, two drive-in doors, 77 vehicle parking stalls and 25 dedicated trailer parking stalls. The building will be ready for occupancy in August 2024.
PMW Companies is the developer on the project. Opus is the design-builder and architect and structural engineer of record.
