We recently completed tenant improvements in Gateway Industrial Center and Corporate Woods Industrial Park that showcase the capabilities of our design-build project delivery model for industrial.

When it comes to industrial tenant improvements (TIs) our team has the deep experience needed to deliver what end users need and want. We recently completed more than 300,000 square feet of tenant improvements in Gateway Industrial Center and Corporate Woods Industrial Park in Grimes and Ankeny, Iowa, respectively. These projects showcase the capabilities of our design-build project delivery model for industrial construction.

Design-Build Delivers Faster Completion, Reduced Cost, Best Total Value

Our unique design-build model is a holistic, client-centered approach, built on the foundation pioneered by our founder Gerry Rauenhorst more than 60 years ago, and continuously improved over the years as client needs have evolved. It differs from the traditional design-bid-build process managed by a general contractor by integrating all stakeholders—client, architect and builder—for meaningful collaboration from the day the project is conceived until the last detail is finished. This collaboration results in maximum client value.

With an integrated team approach, clients realize many benefits such as faster completion, reduced cost and best total value. The TIs for Owens & Minor, American Contract Systems, Laser Resources and Power Distributors greatly benefited from a certainty of outcome in the completed project—what we promised, we delivered.

Important Features Integrated Through Thoughtful Approach

In industrial TIs, tenants often look for common features like good lighting, state-of-the-art dock equipment and efficient racking systems. Beyond that, each business is unique and has their own requirements to allow the facility to meet their needs and support their businesses’ objectives. We take a thoughtful approach to our design work. In the beginning, we listen to our client’s needs and take steps to truly understand their business in order to deliver the most thoughtfully designed and efficient facility possible. For example, at Laser Resources in Gateway, the ability to showcase the company’s state-of-the-art printing equipment was of paramount importance, so we worked with them to design a demonstration room with high ceilings, lots of natural light and plenty of display space in which to showcase their products. By listening closely, and taking the time to understand our client’s business, we’re able to deliver the facilities they need to meet their company’s mission and objectives

Whether for industrial TIs or a build to suit of any kind, every building starts with a purpose. Whatever your purpose, we build for you, delivering targeted solutions through our client-centric process, to take your experience to the next level.
