The Opus Group (Opus) today said the leasing office is now open for
Cadence Broomfield by Cogir, a three-story, 165-unit senior living development at 4275 West 121st Avenue in Broomfield, Colorado. The leasing office is adjacent to the development at 4381 West 120th Avenue.
The senior living community, which opens in spring 2024, will provide a continuum of housing and care choices so residents can age in place, including independent living, assisted living and memory care. The project is a joint venture between Opus, Eagle Realty Group, and Cogir Senior Living. Cogir currently operates four senior communities in Colorado.
"We are excited to bring this new senior living option to the City of Broomfield," said Randy Danielson, senior director of real estate development at Opus. "Cadence Broomfield by Cogir elevates amenity-rich living in this dynamic neighborhood, providing opportunities for residents to stay engaged in an active community setting."
Cadence Broomfield by Cogir is in a growing area midway between Denver and Boulder with convenient access to Interstate 25. The location provides easy access to transportation, retail, healthcare and trail systems. Future plans include a walking path connecting the development to Country Vista Park.
“Cadence Broomfield by Cogir is conveniently located and thoughtfully designed to offer seniors in the Denver area a vibrant living experience," said Eric Gruber, executive vice president of real estate development at Cogir. “Residents will enjoy many lifestyle programs that engage the mind and body, and a wide range of services."
With a modern and contemporary aesthetic, the four-wing building offers a mix of studio, one-bedroom and two-bedroom apartments featuring high-end finishes, some with balconies and patios.
There are 145 independent and assisted living units. A single-story memory care wing has 20 units with a neighborhood design, separate entrance and outdoor therapy garden.
The building has a grand two-story main entrance, salon and barber, café bistro, a community dining room and private dining room, activity room and clubroom, fitness center, movie theater, game room, wellness center, mail lounge, and arts and craft rooms. Outdoor amenities include a deck with a firepit and seating area that is connected to an indoor pub/club room, bistro patio, garden with grill stations, and a dog walking area.
The building's roof pitches match the panoramic slopes of the Front Range and the exterior features a mix of metal, panel, stucco, and large windows. There are 127 parking spaces for residents and their guests.
Opus is the developer, design-builder, architect and structural engineer of record. The interior designer is Thoma-Holec Design.
