Opus Announces First Project in Phoenix Market
Construction to begin January 25th on new speculative warehouse development near Phoenix's Sky Harbor International Airport.
Phoenix - The Opus Group (Opus) announced today that construction will start Monday, Jan. 25 on its first project in the Phoenix market. The 393,300-square-foot speculative warehouse and distribution building will be the largest newly-constructed building in the submarket by more than 100,000 square feet, providing a truly unique offering.
“As the single largest industrial development under one roof in the submarket during this real estate cycle, this facility will help meet the demand of thriving e-commerce, distribution and manufacturing industries for high-quality product,” said Sean Cummings, vice president, real estate development, Opus Development Company, L.L.C. “The Phoenix market is strong, particularly for true in-fill product, and we’re encouraged by the potential this project has shown, even in its early stages.”
Known as Opus Airport Industrial, the project will be centrally located on 23 acres of land near the Phoenix Sky Harbor International Airport, providing convenient access to a full-diamond interchange less than 1 mile from Interstate 17. The speculative warehouse and distribution facility will also offer modern, efficient features desired for a state-of-the-art distribution operation, including 36-foot clear height, 65 trailer and 288 car parking stalls, two acres of excess land, 100 percent concrete and fully secured truck courts up to 185 feet deep, and dedicated semi-truck lanes.
Slated for completion in September 2016, Opus Airport Industrial will be the largest available industrial space in the submarket and will be able to accommodate single- or multi-tenant occupants looking for manufacturing, distribution and light assembly uses, among others.
Opus Development Company, L.L.C. is the developer, Opus Design Build, L.L.C. is the design-builder and Opus AE Group, L.L.C. is the architect and structural engineer of record. Ware Malcomb is the design architect. John Werstler and Cooper Fratt with CBRE will market the property for lease.
