The Opus Group (Opus) today announced the leasing office is now open for Ari on Fourth Apartments, the new mixed-use project in downtown Tucson, Ariz. The leasing office address is 218 North Fourth Avenue, directly across from Ari on Fourth Apartments.
Scheduled for completion in July 2024, Ari on Fourth Apartments is a 323-unit, market-rate multifamily development with 4,971 square feet of retail space at street level. It is located at 213 North Fourth Avenue in the city's historic district and one of its designated Qualified Opportunity Zones to spur economic development. A joint venture with Bridge Investment Group, the development marks Opus' entrance into the Tucson market, where demand is high for contemporary downtown living and new business spaces.
“Ari on Fourth sets a new standard for amenities and modern living in this special, culturally significant area of Tucson," said Larry Pobuda, executive vice president and general manager of Opus. “During the early planning stages, we worked closely with community leaders to ensure the project complements the neighborhood's unique identity and character while invigorating the local economy."
The 13-story building features a third-floor amenity deck with a resort-style pool and comfortable, landscaped outdoor lounge spaces overlooking downtown. Residents will enjoy a state-of-the art spa, sauna and fitness center, a club room with a bar area, televisions and games, a library, a reception lounge, pet spa and outdoor pet play area, as well as several private lounge pods located throughout the building.
Residents can choose from studios, one-, two-, three- and four-bedroom apartments. Some will have balconies, and some will be available furnished. All will have in-unit washers and dryers, solid surface countertops, luxury vinyl plank flooring throughout and managed high speed “plug and go" internet throughout the building.
Ari on Fourth is a transit-oriented development located next to the Fourth Avenue/Nineth Street Sun Link Streetcar stop, making it convenient for residents and shoppers to use public transportation. It also provides easy access to the University of Arizona campus.
“Ari on Fourth will provide residents with a memorable living experience between best-in-class amenities, exceptional nightlife on Fourth Avenue, and close proximity to Tucson's best dining destinations," said David Coelho, chief investment officer of Bridge Investment Group's Opportunity Zone Funds. “We are excited for Ari on Fourth to begin leasing and to open to the public, as we believe this project will shape the downtown Tucson experience."
Opus is integrating communitywide benefits into the project, including new retail spaces to encourage small local business development, 32 public retail parking spaces, and an outdoor fountain with a water refilling station. The building's exterior is designed to reflect the historic neighborhood, including an exterior mural by a local artist that will face downtown Tucson and complement other existing murals on Fourth Ave. Distinctive light fixtures from Maloney's Tavern on Fourth are being refurbished and reused in honor of the popular former establishment.
Opus is the developer, design-builder and architect and structural engineer of record for the project. Creative License International is the interior architect and Greystar is the property manager.
