Construction Begins on Industrial Build-to-Suit in Ankeny, Iowa
Brown Warehouse Company, a leasing and third-party logistics company, will occupy the building within Swanwood Logistics Center.
The Opus Group announced today the start of construction on an industrial build-to-suit in Ankeny, Iowa, a suburb approximately 10 minutes north of Des Moines. Brown Warehouse Company, a leasing and third-party logistics company, will occupy the building within Swanwood Logistics Center. This is Opus' fourth building in the Ankeny submarket, following three phases at Corporate Woods Industrial Park, the last of which was completed in August 2020.

Situated on 25 acres, the Brown Warehouse Company building will total 277,930 square feet with 43 vehicle parking stalls, 24 dock doors and two drive-in doors. Brown Warehouse Company. will operate its warehousing business in the new building and relocate its workforce from its three previous locations. The project is scheduled for April 2022 completion.

Opus has an additional 25 acres adjacent to the site with plans for a speculative industrial development. The speculative building will total 296,360 square feet with 184 vehicle parking stalls, 24 dock doors, two drive-in doors and 59 trailer parking stalls. Construction will begin later this summer with a scheduled completion in June 2022.
Opus is the developer, design-builder, interior designer and architect and structural engineer of record. Snyder is the civil engineer for the build-to-suit project. Marcus Pitts and Austin Hedstrom of JLL are marketing the speculative building for lease.
