The Opus Group (Opus) announced today the start of construction on Goodyear Airport 85, a 275,000-square-foot speculative industrial development in Goodyear, Arizona. After recently developing more than 1.5 million square feet of industrial space across Goodyear, Opus is leveraging its deep relationships with the city – and extensive knowledge of tenant and market trends – for this project.
“We’ve seen an increase in demand for space from mid-size users, following the continued trend of developments constructed for larger tenants,” said
Sean Cummings, vice president of real estate development at Opus. “Our team’s strong knowledge of the market allowed us to identify this ideal location, and we’re excited this development will fill a gap in available space across the greater Phoenix area."
Goodyear Airport 85 will suit a wide variety of user needs with 36-foot clear height, 48 dock doors, four drive-in doors, 180 vehicle stalls and 30 bicycle parking stalls. Additional features include ceiling-mounted sprinklers, white interior walls, 1% skylights, 380-foot building depth and a 190-foot all concrete truck court which includes a full row of excess trailer stalls.
“Opus has a long history of creating and fostering mutually beneficial relationships, and this project is a testament to that,” said
Matthew Visnansky, director of real estate development at Opus. “Through this process, we have strengthened our relationship with the city and look forward to partnering with them on future endeavors.”
Opus and its capital partner invested in this vacant site to create hundreds of construction jobs and generate tax revenue for the city while providing a first-class facility for future tenants.
“This project marks our seventh industrial project start in the greater Phoenix market,” said
Larry Pobuda, executive vice president and general manager at Opus. “The boom in e-commerce is contributing to the overall success in industrial developments. The Phoenix market is no exception and continues to thrive amidst the challenges of the year with relatively low industrial vacancy rates, fueled by near record levels of positive net absorption.”
Goodyear Airport 85 is situated on North Litchfield Road on a 19-acre site. The development sits in close proximity to Main Central Road 85, a relief road for Interstate 10. I-10 also provides a direct connection to The Port of Los Angeles and Long Beach, California. The project is slated for completion in summer of 2021.
This project is a joint venture between Opus and its partner. Opus is the developer, design-builder, and the architect and structural engineer of record.
