The Opus Group (Opus) announced today the start of construction on the second building within
Swanwood Logistics Center in Ankeny, Iowa. Phase II will include a 296,300-square-foot speculative industrial building on 25 acres. This development follows Opus' build-to-suit project announced earlier this summer with
Brown Warehouse Company within the same development.
This is Opus' fifth building in the Ankeny submarket, following the successful completion of three phases at
Corporate Woods Industrial Park, the last of which was completed in August 2020.
“As we've seen with the successful leasing at
Corporate Woods, there is still a strong demand for industrial space across Ankeny," said
Jason Conway, senior director of real estate development at Opus. “This submarket is an attractive location. Swanwood will be ideal for tenants seeking flexibility and customizable solutions for their business operations."
Once complete, the second building will feature 184 vehicle parking stalls, 24 dock doors (expandable to 48), two drive-in doors (expandable to four) and 32-foot clear height. It is located on the east side of Interstate 35 and near other industrial businesses. Phase II is scheduled for completion in fall 2022.
Opus is the developer, design-builder, and architect and structural engineer of record. Marcus Pitts and Austin Hedstrom of JLL are marketing the speculative building for lease.
