The Opus Group (Opus) today announced the start of construction on River Road Logistics, a 302,300-square-foot speculative industrial building on a nearly 40-acre site in Council Bluffs, Iowa, southeast of Omaha, Neb. The development is located at the intersection of Nebraska Ave. and River Road, near the interchanges of Interstate 29 and Interstate 80. The location offers tenants superior route access, logistical efficiency and brand visibility.

The building features 34 dock doors expandable to 75, two drive-in doors expandable to four, 50 dedicated trailer parking stalls, 225 vehicle parking stalls and 32-foot clear height. More than half of the building has been pre-leased, making 138,000 remaining square feet available to accommodate additional tenants in need of warehouse distribution operations or light manufacturing. The site is master planned for a second building. The first building is slated for completion in first quarter 2023.
