The Opus Group® (Opus) announced today the start of construction on Crossroads Logistics Park, a speculative industrial building in Union, Ohio, a suburb just 12 miles northwest of Dayton. Construction on the 213,000-square-foot building will be complete in June of 2022.
“Opus has worked closely with the City of Union and Montgomery County to successfully bring this well-located mid-sized industrial development to the region," said Mike Yungerman, senior vice president and general manager at Opus. “We are grateful for their support, collaboration and assistance throughout the planning and development process of this project."
With convenient access to Highway 40, Interstate 70, Interstate 75 and Dayton International Airport, the 213,000-square-foot building will be situated on 20 acres. The building will feature a clear height of 32 feet, 21 dock doors, 146 parking spots and 57 additional trailer parking spots. The rear-docked building will allow space for an office area at the front of the building. There will also be an opportunity for an additional 35 acres to develop in phase two of the project.
The project is a joint venture between Opus and Balboa Real Estate Partners. Colliers International is marketing the building for lease.
“We are excited to be working with Opus on this project, which will help to meet very strong demand for industrial real estate in the Dayton market," said Norm Khoury, sr. vice president at Colliers International.
Opus is the developer, design-builder, interior designer and architect and structural engineer of record.
