The Opus Group (Opus) has started construction on the second phase of River Road Logistics, a 236,000-square-foot speculative industrial building in Council Bluffs, Iowa, southeast of Omaha, Neb. The development is located at the intersection of Nebraska Ave. and River Road, near the interchanges of Interstate 29 and Interstate 80. Opus recently completed construction on the first building in the 40-acre development; the second building is slated for completion in August 2023.
“We are pleased that the first building at River Road is more than 50 percent leased. This location offers great visibility and phenomenal access to the interstate," said Jason Conway, senior director of real estate development for Opus. “There continues to be strong demand for industrial space in the Omaha-Council Bluffs metro area."
The first building is 302,347 square feet and has approximately 130,000 square feet remaining for lease. It is suitable for one to two tenants seeking space for logistics, warehousing, bulk distribution or light manufacturing. In total, the building has 34 dock doors expandable to 75, two drive-in doors expandable to four, 50 dedicated trailer parking stalls, 225 vehicle parking stalls and 32-foot clear height.
