The Opus Group (Opus) announced today the completion of a two-building speculative industrial development in Englewood, Colorado, located within the southeast submarket of Denver.
Potomac Park at Dove Valley totals 264,522 square feet and is situated on a 27-acre site. The development is the result of a joint venture between Opus and USAA Real Estate.
“We overcame a unique topographical challenge given the project location within a hillside landscape," said Joe Swensson, senior manager of real estate development at Opus. “We constructed these buildings anticipating diverse tenant needs and are grateful to our partners for working alongside us during this process."
Potomac Park at Dove Valley is conveniently located near major transportation routes, including Interstate 25, Expressway 470 and Interstate 225. The buildings sit on an elevation on a high-traffic corner and have nearby access to the airport, dining and retail options and Dove Valley Park. The eastern building totals 118,270 square feet with 28-foot clear height, six drive-in doors and 225 parking stalls. The western building is 147,252 square feet with 30-foot clear height, six drive-in doors and 271 parking stalls.
Opus' expertise allowed for an efficient delivery of two high-end buildings on a challenging site. Large glass windows were installed to take advantage of the scenic location, providing tenants in the western building expansive and unobstructed views of the Rocky Mountains.
