The Opus Group (Opus) today announced the start of construction on Rider Logistics Center, a multi-phase speculative industrial development in the Des Moines, Iowa, metro area. The development is located at 3901 SE Park Drive in Grimes near Interstate 35/80 and Highway 141. The project is a joint venture between Opus and
ATI Group.

The first phase includes one 270,000-square-foot building on 16.5 acres, with up to 56 dock doors, two drive-in doors, up to 242 vehicle parking stalls and 32-foot clear height. The building is suited for multiple tenants in need of warehouse, distribution or light manufacturing space. The site is master planned for multiple phases. The first building is slated for completion in the first quarter of 2023.
Opus has several industrial projects under construction in the Des Moines area, including Swanwood Logistics Center and Northridge 80|35.
Opus is the co-developer, design-builder and structural engineer of record. SVPA Architects is the architect of record. McClure Engineering is the civil engineer. Marcus Pitts, Austin Hedstrom and Tanner Hedstrom of JLL are marketing the property for lease.
