The Opus Group (Opus) is starting construction on a 202,000-square-foot speculative industrial/flex development in Omaha. Opus is constructing the building for
GreenSlate Development, an Omaha-based development and property management firm.
Storz Warehouse is located at 5902 North 9th street in Omaha, an 11.5-acre site adjacent to Eppley Airfield and near many amenities in downtown Omaha. The site provides easy access to Interstates 29, 80 and 680 and Highway 75. The building can accommodate up to four tenants for office, showroom and bulk distribution use. The building is named after North Omaha's historic Storz Brewery.
“Opus is excited to deliver a building that will meet the strong demand for industrial space in Omaha," said Michael Anthony, project executive at Opus.
“Our focus since we started looking for an industrial site has been to develop an industrial building in an underserved submarket. The impact this project will bring to the community is a key driver of why we chose to develop the site," said Denny Sciscoe, director of industrial services for The Lund Company. “We think the untapped submarket will rally around the project to create jobs, taxes and momentum to the community for further development."
The development will feature 28-foot clear height, 14 dock doors expandable up to 27, two drive-in doors, 91 parking stalls and outside trailer storage. It will also have LED lighting and clerestory windows that allow natural daylight to enter the space for energy reduction and an enhanced employee experience.
The building will be ready for occupancy in January 2024.
GreenSlate is the developer. Opus is the design-builder and structural engineer of record. Schemmer is the architect of record. Sciscoe of Cushman & Wakefield/The Lund Company is a partial owner of the project and marketing the building for lease.
