Sometimes responding quickly requires a creative solution and some risk (for us). VMInnovations was in an existing lease in Plainfield, Indiana, but needed more space. Space that we had at Greenpointe Logistics Center, a 495,977-square-foot speculative industrial development in Greenwood, Indiana. We responded quickly, taking over their lease in Plainfield and signing them for the full building in Greenwood.

Renewal by Andersen was working with a partner who was to own a new building expansion that would be built by our construction and project management team. But that owner's strategy changed while Renewal by Andersen was desperately in need of space. So our development associates stepped in. We assumed the purchase and sale agreement with the land seller – the City of Cottage Grove. We finished entitlements and the developer agreement and coordinated for state incentives, while maintaining the schedule for Renewal by Andersen.

Our vertically-integrated team and local market expertise – in this case a prior positive experience with the City of Cottage Grove on North Star Sheets at Southeast Industrial Park, which was also delivered on a compressed timeline – were crucial to the success of the project.

Typical of complex projects, Chicago Tube & Iron's expansion in Eagan, Minnesota, wasn't without its challenges. Early on, we faced one of the biggest: a future highway expansion's easement requirements would have left too little room on the site. We quickly and proactively developed a plan, designing a new layout that fit within the upcoming easement changes. The solution met the municipality's future easement requirements and CTI's need for more functional space on time.
