Design-Build: Cedar Valley Crossing Pivots from Build-to-Suit to Spec
Our Client Direct Services team leaned into our design-build expertise to transition an industrial development from a build-to-suit to speculative.

Commercial real estate development firm, PWM Companies, LLC, approached our Client Direct Services team to design and build an 82,500-square-foot spec industrial warehouse in Waterloo, Iowa, to help meet the growing demand for quality industrial space throughout the region.

Our proven design-build model not only delivered exceptional value but an effective design to meet a wide variety of tenant needs for decades to come, even though the property’s tenant use changed mid-stream.
The project started as a build-to-suit based on earlier tenant plans but shifted to a speculative property during the design and entitlement process. This shift required several significant changes that we helped navigate with revising construction plans in real-time to meet the new functional needs of the building.
One of the major changes that our team addressed in the pivot from build-to-suit to spec was more than doubling the loading dock capacity. The change required raising the entire building four feet and moving public utility lines to accommodate new traffic patterns for the expanded dock area.
In addition, an ESFR fire sprinkler system was installed to readily accommodate the various storage needs of prospective tenants.
Despite these major mid-project changes, we completed the project well under budget and within the original construction timeframe.
The development features 28-foot clear height, nine dock doors expandable up to 25, two drive-in doors, 77 vehicle parking stalls and 25 dedicated trailer parking stalls.
The six-acre site delivers ideal transit access as it’s situated near State Highways 20 and 63 just two hours northeast of Des Moines.
