Spec Industrial Buildings Deliver New Options to Potential Tenants and User-Buyers in Suburban Chicago

​Recognizing an underserved area of the I-55 submarket in Romeoville, Ill., Opus developed three speculative industrial buildings on a 22-acre site in Paragon Business Park.

A combination of low vacancy rates and a lack of stand-alone 100,000- to 200,000-square-foot buildings indicated strong demand for this type of project in the area. Opus AE Group, L.L.C. designed the buildings to meet the needs of single- or multi-tenant occupancy, providing flexibility for potential tenants and users who wish to purchase their own building within the manufacturing, logistics and intermodal freight industries.

The first two buildings are around 133,800 and 121,200 square feet with highly desirable features, including:

  • 30-foot clear heights,
  • 40-foot by 50-foot structural bays,
  • ESFR sprinkler systems,
  • abundant car and trailer parking,
  • ample dock doors and
  • an option for fully-secured truck courts.

 

101 Paragon, a 111,353-square-foot speculative industrial building, features:

  • 30-foot clear heights,
  • 12 loading docks (expandable to 28),
  • 16 trailer parking positions against the building,
  • up to 88 car parking spaces and 
  • ESFR sprinkler systems.

The third building was completed in August 2017. Opus Design Build, L.L.C. completed construction of the first two buildings in September 2015.
