Phase I: Spec Development Brings Modern Facility to Minneapolis Suburb
With low vacancy rates and many users looking for industrial space, Opus Development Company, L.L.C. saw the opportunity to fulfill a need in the Minneapolis market.
Opus acquired 50 acres in Shakopee, Minn., located southwest of Minneapolis. The development, known as Valley Park Business Center, includes a 200,000-square-foot spec industrial warehouse and distribution facility with 32-foot clear height, 37 dock doors, two drive-in doors and almost 160 parking stalls.
Phase I was completed in May 2014.
Phase II: Customized Industrial Warehouse and Office Provide Room to Grow
As companies grow and transform over time, the buildings they work in must accommodate these changes. The ability for space to grow and expand with a business is a great benefit to any company, and AmerisourceBergen Corporation will experience that advantage in its new 216,000-square-foot build-to-suit industrial warehouse and office building.
This project was designed specifically for AmerisourceBergen and its current and future business needs. The site will accommodate future expansion up to 135,000 square feet, allowing AmerisourceBergen the flexibility to remain at the same site through the company’s evolution.
The project includes a two-story office building and a warehouse with 32-foot clear height, ESFR sprinkler systems, 24 dock doors and 225 parking spaces. Ultimately, this warehouse is a great long-term solution for Amerisource’s expanding pharmaceutical distribution network.
Construction began in July 2015 and was completed in June 2016.
Phase III: Wrapping Up with a 122k-Square-Foot-Warehouse
In 2016 Opus developed the final phase, a 122,400-square-foot speculative warehouse.
This building is a great offering for small to mid-size users. A high-level of interest in the market confirms the need for space like this.
