Responsibilities

  • Directs and coordinates the sourcing of opportunities and the acquisition, development, leasing and marketing and obtains necessary jurisdictional permits and approvals for projects across multiple sectors
  • Leverages product-type expertise to provide input on real estate development and acquisition business strategy and implements strategy
  • Directs and coordinates the selection, negotiation and purchasing of land in accordance with organizational policy and municipal or governmental regulations
  • Performs market, site feasibility and end-use analysis and coordinates due diligence and financial pro-forma modeling and analysis collaboratively with design-build, architecture and engineering associates
  • Works and negotiates with brokers, clients, communities and other stakeholders to create the right product for the market
  • Coordinates and monitors design, project management and construction activities, including project schedules and budgets, and regularly visits project site
  • Directs and oversees the leasing of space within existing and proposed developments
  • Maintains current market knowledge through review of market data and anticipate future trends likely to impact the organization.
  • Provides leadership to real estate development associates and assists with recruiting, supervising, training, motivating and providing performance feedback

Experience

Joe joined the industry in 2012, gaining experience with Black Point Construction as a project manager where he assisted with and closed the development of an eight residential lot subdivision. That role provided him with experience in planning, permitting and site management which has been beneficial since joining us in 2016. His focus is in multifamily, industrial and land development, and his portfolio includes the development of over 1,000 units and more than 1.5 million square feet of completed or under development industrial space.

While working on 19Nineteen Mile High Apartments in Denver, a temporary construction easement was required from the Denver Broncos football team due to the location of the project. Joe and his team met bi-weekly for 10 months with the Broncos representatives to ensure the project would be beneficial to both future residents and the Broncos stadium land. It was discovered that securing an easement on NFL team property would prove more challenging than initially anticipated. Through collaboration and determination to find a working solution, the team learned a License Agreement could be signed by the Broncos team themselves. Jumping into action quickly, Joe presented the agreement to the operations team that resulted in a signed agreement. This swift movement allowed us to close on the land and proceed with the project.

Joe is not shy about putting in the work to reach objectives and ensure that community members are listened to, heard and feel respected. He finds the key to successful outcomes is building relationships. In the early stages of the Kalaco Apartments project in Denver, the city required a rezoning of the property. Joe dedicated hours to meeting with the neighborhood committee, city council members, local business owners and other stakeholders to explain the project and its benefits to the community prior to formally submitting the request. Given potential concerns, these face-to-face meetings were crucial in demonstrating our commitment to the area and our dedication to delivering on our promises. As a result of more than 42 meetings and presentations, the rezoning was approved unanimously by both the Planning Commission and City Council.

When away from work, you can find Joe skiing almost every weekend in the winter as he not only was a NCAA Division I Skier at Middlebury but also served as assistant coach at the University of Denver when the team won the 2015 NCAA Championships. He finds great passion in now teaching his son to ski. He also enjoys spending time with his family and golfing in the warmer months.
