Responsibilities
- Identifies, secures and develops project opportunities in the Chicago market.
- Evaluates land selection and identifies the type of building best suited for the site, determines financial feasibility of proposed projects and obtains necessary jurisdictional approvals and/or variances
- Works on a continuing basis with internal groups, including construction, architecture, legal, accounting and risk, and property management groups and outside attorneys to ensure adherence to development plans in terms of project quality, schedule and cost
- Analyzes requirements related to the real estate market, city or regional growth, transportation and development trends and local economic and business trends
- Assists with the development of overall company and project business strategies and implements assigned strategies
- Provides work direction to direct reports, motivating and supervising them by means of assisting and coaching, to promote their professional growth and performance
- Promotes a culture that reflects our values, encourages good performance and rewards productivity
- Monitors current trends related to our products and services to anticipate future trends that could impact our work
Experience
Paul started his career in the commercial real estate industry in 1991 and joined us in 2019. While his current focus is primarily on multifamily development, he has successfully completed work in the industrial, retail and office sectors. He attributes his diverse background of knowledge and experience in these various sectors to his thorough understanding of the development process, finding it particularly helpful when pursuing mixed-use developments.
Among his prominent skills is relationship building, which has led Paul to the success on many projects. He views building personal, trusting relationships to be essential to remain positive and help resolve problems when they arise. His positive attitude and collaborative nature prove invaluable as he can see the best in his team, highlight their unique skills and provide motivation for members to exceed their best.
When working on Dash Downers Grove apartments (Downers Grove, IL), Paul leaned on his strengths and skills. By doing so, he was able to establish a strong relationship with a local church regarding an opportunity to purchase their parking lot for development into a luxury apartment community. Through open communication, multiple meetings with the church and congregation and listening to their concerns and needs, Paul earned the trust on the promise that we would deliver and meet their needs. The collaboration and relationship continued throughout the design and construction process and in the end, the team exceeded the church’s expectations.
Outside of work, Paul is an avid home brewer, mastering his skills since 1995. He finds this activity to be a great combination of art and science with the end product being a gift he can share with friends, family, neighbors and co-workers. He also enjoys spending his time hunting, fishing and with family. Paul looks forward to an annual fishing trip to Northern Wisconsin every spring, that began with his father in 1991, and has now expanded to including his wife, children and his siblings and their children.
