Phase I: Modern Speculative Industrial

Construction on the first speculative building was completed in February 2016. The building features:

• 208,252 square feet
• 32-foot clear height
• ESFR sprinkler systems
• LED lighting
• up to 50 dock doors
• 115 parking spaces with room for expansion

The building also features a flexible design that can accommodate single- or multi-tenant occupancy for a variety of future users.

Phase II: Building on Success of the First Building

After Phase I was completed and fully leased, we began construction on the second speculative building in the summer of 2017. The 207,000-square-foot building provides flexible space for diverse users and features:

• 32-foot clear height
• one drive-in door
• up to 54 dock doors
• ESFR sprinkler systems
• 121 parking spaces

Phase II also has the unique ability to accommodate up to 58,000 square feet of outdoor storage or additional auto or trailer parking. It was completed in May 2018.

Phase III: Expanding Available Institutional-Quality Space

Following the completion and successful leasing of the first two buildings, we began construction on a final third phase. The 200,000-square-foot warehouse features:

• 32-foot clear height
• 46-foot by 45-foot column spacing
• 60-foot speed bay
• two drive-in doors
• ESFR sprinkler system
• LED lighting
• 242-foot building depth
• 20 docks (expandable to 46)
• 112 vehicle parking stalls

Construction on Phase III was completed in August 2020.
