Phase 1: Build-to-Suit for Hallmark Cards

Hallmark chose us to develop, design and build an 847,475-square-foot distribution center.

The building features:

• 245,560-square-foot structural mezzanine
• cross-dock warehouse
• 48 dock doors
• two drive-in doors
• 40-foot clear height
• parking for 450 vehicles
• parking for 150 trucks
• precast and tilt walls

The facility was completed in February 2023.

Phase 2: Two Buildings Totaling 812,000 Square Feet

We also built two speculative buildings on the site. Building B is a 572,000-square-foot cross-dock building, and Building C is a 240,000-square-foot rear-load building. Ideal for light manufacturing, e-commerce and logistics use, both buildings can be customized to fit a tenant's needs.

The 572,000-square-foot cross-docked building sits on 46 acres and features:

• 36-foot clear height
• four drive-in doors
• 76 dock doors (expandable to 110)
• 152 stalls for trailer parking (expandable to 246)
• 547 vehicle parking stalls

The 240,000-square-foot, rear-load building sits on 19 acres and features:

• 32-foot clear height
• two drive-in doors
• 32 dock doors (expandable to 54)
• 67 trailer parking stalls
• 259 vehicle parking stalls (expandable to 434)

Buildings B was completed in August 2023, and Building C was completed in October 2023.
