365 Takes Luxury Living to New Heights in Downtown Minneapolis, Continues Transformation of Nicollet Mall

With an emphasis on business vitality and cultural renewal, the City of Minneapolis has set a goal to double the population downtown by 2025. Driven by strong market demand, we supported the city’s vision for growth by redeveloping the Ritz block on the north end of Nicollet Mall into 365 Nicollet, a 30-story, high-rise multifamily and retail development that significantly ups the ante for luxury living in downtown Minneapolis.

Located between South Third and South Fourth Streets at 365 Nicollet Mall, 365 Nicollet is our team’s third project on Nicollet Mall following Xcel Energy @ 401 Nicollet and The Nic on Fifth®. These luxury apartments set the bar for luxury living even higher than The Nic on Fifth, an award-winning development regarded in the industry as the highest quality luxury apartment living in downtown Minneapolis when it was built.

  • Water Usage: 38% reduction in potable water usage in toilets, faucets and showers and 68% reduction in potable water used for landscaping
  • Energy Consumption: 26% less energy usage than the minimum code requirements
  • Construction Waste: 79% of all construction waste was recycled
  • Electric Charging Stations: 21 parking stalls equipped with charging stations
  • Urban Heat Island Reduction: white roof membrane, vegetated roof and light-colored pavers to reduce heat gain
