Bosch Automotive Service Solutions Industrial Build-to-Suit

​With growth on the horizon and high demand for its products and services, Bosch Automotive Service Solutions enlisted Opus to deliver a new 265,824-square-foot built-to-suit warehouse and distribution center in Owatonna, Minn. 

Opus provided development services, as well as designed and constructed the facility, which was custom designed to meet the needs of Bosch's operations.  

Bosch needed the building on a tight timeline – less than 10 months. Opus' deep industrial real estate expertise and efficiencies attained through their fully-integrated development, design and construction teams ensured Bosch's compressed schedule was met and the building was delivered exactly as promised. 

Located approximately a half mile west of I-35, the building and property serves Bosch Automotive Service Solutions' current operational needs and accommodates future business growth and expansion. In addition to the large warehouse and distribution center, the building includes 7,600 square feet of office space, a breakroom, drivers' lounge, wellness room and conference room. 

Bosch's new facility features the following:

• 90 vehicle parking stalls
• 30-foot clear height
• 26 dock doors
• 1 drive-in door
• 12 semitrailer parking stalls
