Iowa Industrial Development Provides Ideal Location For Distribution

With a long history in Iowa, local Opus team members recognized a growing demand for speculative industrial space in the greater Des Moines area. With local vacancy rates as low as 2% and a shortage of new supply, Opus master planned Corporate Woods Industrial Park.

Corporate Woods Industrial Park is located on 50 acres in Ankeny. Just one exit north of the I-35 and I-80 interchange, the site provides quick access to the national highway system and local airports, making it a desirable location for local, regional or national distribution.

Phase I: Modern Speculative Industrial 

Construction on the first speculative building was completed in February 2016. The building featured:


  • 208,252 square feet
  • 32-foot clear height
  • ESFR sprinkler systems
  • LED lighting
  • up to 50 dock doors
  • 115 parking spaces with room for expansion
The building also features a flexible design that can accommodate single- or multi-tenant occupancy for a variety of future users. 

Phase II: Building on Success of the First Building

After Phase I was completed and fully leased, Opus began construction on the second speculative building in the summer of 2017. The 207,000-square-foot building provides flexible space for diverse users and features:

  • 32-foot clear height
  • 1 drive-in door
  • Up to 54 dock doors
  • ESFR sprinkler systems
  • 121 parking spaces
Phase II also has the unique ability to accommodate up to 58,000 square feet of outdoor storage or additional auto or trailer parking.

The second building was completed in May 2018.

Phase III: Expanding Available Institutional-Quality Space

Following the completion and successful leasing of the first two buildings, Opus began construction on a final third phase. The 200,000-square-foot warehouse features:


  • 32-foot clear height
  • 46' x 45' column spacing
  • 60' speed bay
  • 2 drive-in doors
  • ESFR sprinkler system
  • LED lighting
  • 242' building depth
  • 20 docks expandable to 46
  • 112 vehicle parking stalls
Construction on Phase III was completed in August 2020.
