Opus Redeveloping Property for Modern, Mixed-use Office Space in Overland Park, Kansas
In collaboration with the owners OPRE LLC, Opus developed, designed and constructed the Edison District, a five-story, 125,000-square-foot, mixed-use office building on an entire block in downtown Overland Park, Kan.
Opus thoughtfully designed the building to reflect the area’s urban vibe, as well as complement several apartment buildings in the neighborhood. The build-to-suit, Class A building features a unique food hall on the first floor, offering tenants, visitors and residents seven culinary options, ranging from a coffee shop to Asian-inspired cuisine and grab-and-go fare. A custom bar area features overhead doors that open to the outside for fresh air dining and cocktails.
On the second floor is Edison Spaces’ third location in the Overland Park area. It is the company’s signature location, carefully designed to emulate and define the Edison Spaces brand, offering tenants flexible office space solutions where they can collaborate and grow.
Edison District includes an outdoor event plaza and a parking garage with spaces for 400 vehicles. The garage is connected to the Edison District building via a second floor skyway, providing tenants, employees and visitors with covered entry in and out of the building.
The building was completed in November 2019.
