"The redevelopment of this 31-acre industrial property into beautiful Class A office space called for a sophisticated and sustainable planning response to integrate the campus into the fabric of the existing neighborhood." – Warren R. Staley, Retired Chairman and CEO for Cargill, Inc.
With plans to consolidate its more than 3,000 employees who were spread across nine different Minneapolis locations into one corporate campus, Cargill, Inc. chose us to design and construct a 920,000-square-foot, three-building, Class A office complex.
Known as Excelsior Crossings, the 31-acre development includes three seven-story buildings. The complex was built in three phases with each individual building making up a phase. Each building includes a basement and corresponding structured parking ramp.
To better achieve the campus feel and promote employee collaboration, the buildings are joined by three-story links – two levels above grade and one level below grade – that serve as dining areas during the day and large group gathering spaces at night. A central courtyard with a pond feature and outdoor dining areas with walking paths connects to the Hennepin County bike and walking path system.
Collaborating with Cargill from project inception as a part of our uniquely integrated design-build approach, we designed buildings that included multiple amenities meant to help foster employee collaboration, engagement and productivity, including:
a full-service kitchen/cafeteria/servery
two coffee shops
centralized large meeting spaces
a full-service fitness center complete with locker rooms, shower facilities and a group exercise/dance studio
a 300-seat auditorium
