Opus to Deliver Custom Distribution Hub for Hallmark in Liberty, Mo.
Kansas City-based Hallmark is well-versed in consumer shopping behavior. With the rapid progression of online shopping, the company decided to increase the efficiency of its distribution operations in Liberty, Mo., where they'd already been operating for 50 years. Hallmark chose Opus to develop, design and build the 847,475-square-foot distribution center.
Conveniently located near I-35 and Hwy 69, the new distribution center is one mile from their existing center. The new building allowed Hallmark to expand operations in a community it has been part of for five decades – a win for the company, its employees and Liberty. Hallmark anticipates more than 1,200 full-time employees working between its two facilities and about 150 seasonal part-time employees.
The build-to-suit increased Hallmark's logistics footprint by 50%, allowing the company to introduce new capabilities and continue to meet the changing needs of its customers.

Opus built two speculative buildings on the site. Building B is a 572,000-square-foot cross-dock building, and Building C is a 240,000-square-foot rear-load building. Both can be customized to fit a tenant's needs. These buildings are helping to address growing demand for light manufacturing, e-commerce and logistics end users near Kansas City.
