Opus Bringing Apartments to Vital Corner in Denver’s La Alma/Lincoln Park Neighborhood

At a nexus of activity outside of downtown Denver, Opus developed, designed and built Kalaco Apartments, a 280-unit multifamily development. Located at the Colfax and Kalamath intersection in the La Alma/Lincoln Park neighborhood, Kalaco​ serves as the gateway to the Art District on Santa Fe and offers great walkability to trails, transit and the Auraria Campus.

The seven-story building offers studios and one-, two- and three-bedroom apartments. The first floor features live-work units that allow residents to operate a business with favorable business lease rates. Ten percent of the apartments in the building are affordable to households earning 60 to 80% of the area median income.

Residents enjoy panoramic views of downtown Denver and the Front Range, as well as convenient proximity to the RTD Auraria West light rail station, Interstate-25 and the Cherry Creek Trail. The building also offers many amenities, including:

  • top-floor clubroom

  • multi-level fitness center
  • oversized pool
  • 2,100-square-foot co-working space
  • outdoor yoga area
  • multiple grilling stations
  • indoor-outdoor community fireplaces
  • dog grooming area and an onsite dog run

​The development includes a two-level parking ramp, as well as secure ski and bicycle storage rooms. The building offers gallery space to promote the work of local artists.

The project was completed in March 2024.​
