Opus Business Center at Rickenbacker Features High-Quality Industrial Facilities
Opus Business Center at Rickenbacker is part of a larger business center located in Groveport, Ohio, offering industrial space throughout eight buildings.
The state-of-the-art distribution center is located in a Community Reinvestment Area, which allows for 100% abatement of real estate taxes on the building improvements for a period of 15 years. The site is also located in an enterprise zone in which policies are implemented to encourage economic growth and development.

Building 8
Recognizing low vacancy rates and steady demand for large blocks of modern bulk industrial space, Opus Development Company developed a new 484,216-square-foot speculative building. Building 8 is located on 28.74 acres and features:
- parking for 200 cars and 50 trucks with room for expansion,
- 32-foot clear height and
- 2,500 square feet of office space.
Building 8 was completed in December 2014.
Building 7
Building 7 at Opus Business Center at Rickenbacker is a cross-docked industrial building featuring a clear height of 36 feet, column spacing of 48-by-50-feet and an ESFR sprinkler system. Additional features include:
- 68 dock doors,
- four drive-in doors,
- seven-foot unreinforced floors,
- 139 car parking spaces (expandable to 281 spaces) and
- availability for an additional 57 dock doors and/or trailer parking stalls and 100 future trailer parking spaces.
In spring 2014 Opus Design Build began tenant improvements at Building 7 for Seattle-based SK Food Group, which occupies 180,000 square feet. Improvements included building out 16,000 square feet of office space, as well as multiple freezers, coolers and ancillary space to support the assembly area. The modifications allow 250 employees to work in the facility each shift. Improvements were completed that summer.
