River Road Logistics Addresses Demand for Modern Industrial Space in Omaha Area
With high demand for modern industrial space in the greater Omaha area, we developed, designed and built River Road Logistics, a two-building master-planned development.
Near the interchange of Interstates 29 and 80, River Road Logistics offers tenants superior route access, logistical efficiency and prime visibility from Interstate 29. It is at the intersection of Nebraska Avenue and River Road, adjacent to AmeriStar Casino and Hotel and a short drive from many restaurants and retailers.
Completed in January 2023, the first building features:
302,300 square feet
34 dock doors (expandable to 75)
two drive-in doors (expandable to four)
50 dedicated trailer parking stalls
225 vehicle parking stalls
32-foot clear height
Prior to the start of construction, half of the building was pre-leased.
The second building, completed in August 2023, totals 236,324 square feet and features:

clerestory windows providing natural daylight
Tenants in the buildings include D6 LLC and The James Skinner Co. (J. Skinner Baking).
After signing an agreement with J. Skinner, D6 signed their own lease for 61,785 square feet in River Road. The space includes a 58,584-square-foot warehouse and a 3201-square-foot office. D6 provides packaging for food products, including for J. Skinner, and uses the space to manufacture packaging and store both raw materials and finished products. They will operate up to five packaging lines in the future.

Our design-build team was responsible for providing power and the water lines for the chiller system and coordinating the final connections, including coordination of a hanger system to house all the electrical, water and compressed air lines.
D6 and J. Skinner are in adjacent spaces, sharing a demising wall with an overhead door to bring packaging materials into the J Skinner material warehouse, where they are stored before being transferred to their baking facility.
J. Skinner, a commercial bakery, operates within 74,626 square feet, which includes a 72,130-square-foot warehouse and a 2,496-square-foot office. They use the facility as a raw material warehouse to support their existing baking facility in Omaha.
In late April, construction associates attended the 4th Annual Virtual Opus Safety Awards. An award is given to an entire project team for outstanding achievement in establishing and maintaining safety.
