Speculative Warehouse Fulfills Need for Large Regional Distribution Centers Near Cincinnati
To meet demand for large regional distribution center properties in an active e-commerce market, we developed, designed and constructed a speculative industrial warehouse approximately 32 miles north of Cincinnati in Middletown, Ohio.
Located just four miles west of Interstate 75 with convenient access off Route 63, the warehouse has access points from both Yankee Road and Todhunter Road. The speculative warehouse is a 45-minute drive from the Cincinnati International Airport and Dayton International Airport. With a variety of national and regional businesses in the immediate surrounding area, the region is a growing hub for e-commerce warehouses and delivery expansion. The region also possesses a large, skilled workforce.
The 612,589-square-foot building features:
- 40 dock doors
- 36-foot clear height
- 79 trailer positions
- 91 positions available for knockout panels, providing increased flexibility for tenants
- 410 car parking spaces
The building was designed to accommodate one or two tenants.
