After a fruitless search of the Chicago market for an industrial property that would suit their specific needs, Maxzone turned to us to construct a build-to-suit in Oakview Corporate Park in West Dundee, Ill., allowing them to expand their presence in the market.
One Team, One Objective Leads to Shortened Timelines
Not only was this one of the largest build-to-suit industrial projects of the year in the Chicago market, it also included a tight timeline. To successfully complete the project, we relied on our in-house experts in development, design and design-build construction to expedite the land transaction, design and construction in a way that traditional firms could not. Because of this integrated team, we were able to construct the building in 100 days.
Applying our Extensive Experience to Provide Value
Feng shui was very important to the client, so we took the time to understand how the concepts of the thousands-of-years-old practice could be applied to an industrial building. Through research and in coordination with a feng shui master who reviewed drawings and plans, we designed a facility that truly met their needs, including building the office perpendicular to the main warehouse so the office faced south – a concept believed to promote success.
Opus' design-build process benefited Maxzone because not only were the functional issues well-addressed in the design stage, but also every requirement was addressed in the build-to-suit, which is hard to find in any existing buildings.

Single Point of Responsibility, Start to Finish
With a client based out of the country, having one company manage the process from entitlements through design and project closeout was ideal. In this case, Maxzone's leadership and staff leaned upon our project management expertise aggressively for all key deliverables. Not only did this help eliminate administrative burden for them, allowing them to be efficient and effective in managing the project from abroad, but it also provided them with a single point of responsibility if schedule or quality expectations hadn't been met.
The way Opus handled the whole process – keeping communication smooth, listening to requirements and solving the little glitch problems that arose – I think Opus is very unique and we really appreciate that help from Opus.
